White Rock Condos are not all created equal:

There are 1-bedroom condos for the single person or retiree, believe it or not. There are also (more commonly found) two and three bedroom units for larger families, or people wanting extra rooms that can serve as a home office, sewing or craft room, a man cave or she-shelter, baby room, mother-in-law’s room, or space for other projects or needs. The benefits of owning a larger condo is that they are still less expensive than a townhouse/townhome, and this is especially true when compared to buying a single family home.

Strata fees give you services without having to pay full price:

Some people think that strata fees are a costly waste of money, but in reality they actually allow you to pay for the upkeep of a property at a reduced cost.

  • For one, maintenance is a guarantee no matter what property you own, but sharing the cost with other owners within the building allows for deep discounts on the bids from contractors because they are doing the work in bulk and can buy reduced-cost materials accordingly, which allows some of the savings to transfer indirectly to everyone in the building.
  • The cost per square foot or per unit is often less expensive than you would spend on a house of the same size.
  • Not only that, but you get amenities or services for this same strata fee, such as use of a swimming pool, hot tub, laundry area, common room or community centre, exercise room, or other benefits that you would never have if you owned a standard house.

Features to Look for in Condos in White Rock, BC

There are so many features to watch for when shopping to buy a White Rock condo. Of course, putting aside what is a given—being near White Rock beach and the Marine Drive strip—there are wonderful things about the condo itself, and that is inside the walls of your new upcoming condo home that you can look for.

Kitchens:

Watch for gourmet kitchens, granite or marble countertops (some prefer these, while others do not due to upkeep), new or like-new appliances, a large sitter island, or laminate (looks lovely but may swell if a spill is not cleaned up immediately) or tile or linoleum flooring (more water-resistant than laminate). Are you happy with the colours or layout?

Living Rooms:

Living rooms may be set apart from the kitchen by a wall or perhaps you prefer a Great Room (open concept where the kitchen and eating area and living area all combine into one large room without partitions between them). Watch for the square footage as well, and choose the larger one if you plan to entertain guests often.

Bathrooms:

  • Is there an in-suite laundry?
  • A whirlpool tub?
  • Large standing shower?
  • What do you prefer in a bathroom? Is it roomy enough for your needs?
  • Does it have only one toilet or is there another water closet for a second person to use if the first bathroom is taken?
  • Can you live with the colour scheme or tile style?
  • Can anything be changed without too many headaches with the strata if you do not care for something in your condo bathroom?

Bedrooms:

Bedrooms are typically easy to figure out… either they are large enough or they are not.

  • Is it too narrow and long, or do you prefer that?
  • Are they kids’ bedroom sizes, or is the master bedroom roomy?
  • Does it have wall-to-wall carpeting, or do you prefer laminate or wood flooring?
  • Can you paint it if you do not like the colour?
  • Does it have an en-suite bathroom and walk-in closet?

Storage or Outdoor Spaces:

  • Is there enough storage in the condo for your needs? This means not only hallway closets, but under-stairs storage or spaces (if applicable), bedroom closets that are large enough, etc.
  • Also consider… how are the outside spaces?
  • Does it have a park or place for children to play?
  • Are there walking trails? A garden?
  • Parking spaces for your guests?
  • Stores and restaurants nearby or within walking or biking distance?

Other Features:

Lastly, amenities that can be taken advantage of when buying and living in your condo in White Rock are features that should be compared before you buy—one place might have a larger clubhouse or better exercise room with advanced equipment, or the pool and hot tub might be nicer, the ambiance or atmosphere of the building may be more your style, be newer, or have a better feel about it.
