At every major intersection on each main road in this area, there is public transportation. Other than the many bus stops that can take you to all the local shopping, schools and recreation centres there is also a few Skytrain Stations nearby which can take you out into the Fraser Valley, Richmond or downtown Vancouver.

Duplexes in the area can range in price from just over $300,000 and can sell for over $1,000,000 for some of them. Where as residential detached homes sell for anywhere around $800,000 to above $2,000,000 approximately. Homes in the $1,500,000’s and above will be newer or updated, will come with views of the city and mountains and wll have modern finishings and features that will make them much more appealing. Your typical lot size in this area is for detached homes is around 6,000 – 8,000 square ft.

If you’re a developer looing to subdivide you may not have too many options and your best bet is to find a cheaper taredown home on a decent sized lot to rebuild a newer modern home. Taredown lots are expensive in the area and often buyers will be looking for very particular floor plans that agree with their culture.
