The majority of the detached homes here are on 7,000 – 9,000 square foot lots with the exception of a couple which are a little but larger. A lot of the homes are built on a hillside so you will see some very tall standing homes with large foundations dug deep into the hillside where plenty of shoring and underpinning will have had to happen to stabilize the home on the hill. Construction costs are larger when you have to use more that just a basic foundation and retaining walls are up to 20 feet high with steel reinforced concrete so the market value of the real estate here can commonly reflect those costs. But with million dollar mountain and water views you will see many purchasing homes here within the same day as the home being listed.

Homes here can range in price from approximately $700,000 for a tare-down on a 7,000 square foot lot with a view to $1,000,000 for an older livable home with some moderate renovations and a view. If you are looking for a newer more modern home which has recently been built and is a little bit larger in size you can easily find yourself looking at listings priced at around $1,500,000 – $3,000,000 and above.

Westridge Elementary located at 510 Duncan Ave Burnaby (604)664-8878 is your local school in this area which teaches grades K-7. It’s a great school which has a park in behind the school for various sporting activities and a place to bring your children to play and get some healthy exercise outside.
