Ladner Rural is a very unique place to live. This are is located on the outskirts of the Musqueam Indian Reserve. Homes here can range from mid $300,000 to well over a $1,000,000 depending on the kind of home you are looking for. If you are one who loves the water this may be a real treasure for you. Being that it is just 30 minutes approximately  to the downtown core of Vancouver, the homes here are very high in demand even though it is a very unique market. Float Homes are not for everyone however and there are many things you may want to consider before purchasing a float home.

Common Questions about Float Homes in Rural Ladner

Q: Is Financing different when buying a float home?

A: Floating homes are not your typical real estate even though they are considered personal property. Because you will not being purchasing any actual land with your float home, many lenders will be weary to lend the required money to complete the purchase. Often if you can find a lender who is willing to lend the money for the purchase they will typically require a larger down payment than your traditional 5% and often can be in excess of 20% down of the purchase price.

Q: Do Floating Home Inspections differ from regular homes?

A:The most important part of an inspection of a floating home is the dive or float survey. This will include actually going underneath the home to check the condition of the logs, stringers, shims, pins, flotation and the chaining to the mooring ship. Cement floats will hold far less maintenance than its log and stringer float counterparts. This cost of inspection can vary from inspector to inspector but is important to acquire a licensed inspector is qualified to look at this properly.

Q:What about home owner’s insurance for a Float Home?

A: Homeowner’s Insurance is easy to get but will be more expensive none the less. We always recommend you consult with your current home insurance provider for expert advice in regards to the insurance and to check all others who offer it to compare prices.

Q: What should I find out in regards to the moorage?

A: It is always a good idea to check the by-laws associated with you particular moorage. There may be pet policies, the size of the boat may be restricted, you may not be able to have much parking or storage and sometime garages will or will not be allowed. Also, it’s always a good idea to find out if your slip will be available for purchase or rental only. Even if you own your own slip there could be additional monthly fees for your water, sewer, parking,  landscaping and maintenance of common areas.
