Buying a Cloverdale Townhouses

Buying your own home is easier in Cloverdale (a suburb of Surrey) than in Vancouver proper because the prices are ideal in a hot market. Where some may shop for single family homes, others find they prefer the price of a condo or townhome. The difference between the latter two can be substantial, especially since they are not terribly different in price (condos being less expensive) and may be worth the slightly greater cost. Below are some of these differences that make Cloverdale townhomes a wiser choice.

Benefits of Cloverdale Townhomes versus Condos

There are a few reasons why many people prefer townhomes over condos. While you may have your own reasons, these mentioned here are pretty common amongst townhome buyers.

Size and Floorplans:

Some people think that condos can feel cramped or closed-in, lacking enough light or options to go outside. Even the rooms can be smaller in condos compared to townhouses. Many townhouses for sale in Cloverdale—especially those newly built—may offer an open concept floor plan, while others offer equal number of bathrooms to bedrooms (for instance, a 3-bedroom 3-bathroom townhouse). The general size, or square footage, of a townhome, is usually at least a couple hundred or more square feet greater in size compared to a condominium as well.
Be sure to shop around and compare if you are not sure yet. If you are sizing down from a larger home to a townhome, it has its advantages, so you may want to choose a place that has less rooms, but larger room sizes so that you do not feel cramped. If you are an apartment dweller and are stepping up into a new home of your own, then Cloverdale townhomes definitely are roomier than condos and feel more like a real home than apartment dwelling.

Two floors:

Condos are like flats, usually having one floor. This makes them feel tight and small; whereas, if you have two separate floors in the home it opens it up to new possibilities in both sound reduction between rooms as well as privacy between floors. Bedrooms are usually located at the top of townhouses, with the main floor (living room, kitchen, and dining area) located above the garage.

Private Garage:

Let’s face it, condos are like buying an apartment. There is no privacy or convenience when you have to tote all your groceries and store-bought items into your home from the parking garage and walk back and forth that long distance each time. Townhouses provide you with your own private garage, which is excellent for people who have vehicles. You can haul your groceries into the house directly to your kitchen without walking long hallways or taking elevators.
In fact, owning a vehicle is usually one of the key factors as to why people choose townhouses over condos. However, think about this… people who ride the bus or other public transit (like the sky train) might think that they may not need a garage, but it can be handy for storing your bicycle and boxes or other stored items without paying extra for a storage unit, allowing a friend to park there if they own a car and visit or pick you up often, allows expansion if you live with someone who owns a car or if you have kids, plus you can turn the garage into alternate forms of usable space (check with building ordinances first as to what they allow) such as a playroom, workshop, man cave, or other ideas you may have.

Private Mini-Yard:

The plusses of having a mini-yard are many. For one, condos do not have a private yard at all, and sometimes may not even have a balcony. This small but usable space is excellent for people who love the outdoors but do not want to keep up a huge backyard (mowing the grass is usually eliminated since a weed eater typically suffices).
Suddenly more options open up, such as having a patio table and umbrella and chairs for lounging, sunbathing in summer, gardening and growing flowers, growing a Zen garden or enjoying your style of landscaping (check with the townhomes rules), having a place for the pets to go outside for a while without relying on you to take them for a walk every time they have to go to the bathroom.
