Steps to Buying a New or Older House in Cloverdale

Buying a home in Cloverdale is easy as 1, 2, 3. First things first, ensure that you have your financing set up. This means that you will want to distinguish between getting pre-approved versus pre-qualified.

STEP 1

Unless you are one of the few who have cash to purchase a house in its entirety, you will likely be considering a home loan in order to buy a house, or land to build on later. But there is a pre-qualification step you can take before you commit.
Pre-qualification: Pre-qualified home shoppers simply means that they have asked a bank how much they *might* qualify for… it is a way of testing your ability to purchase in the current market, but it does not mean you have a loan ready to go. You can shop around without being committed to buy anything, and see if you are ready to apply for a loan later. A word of warning, however… pre-qualification can look quite different than the pre-approval process and can be a bit optimistic compared to reality. The safest bet is to get pre-approved instead or the numbers might be overinflated.

STEP 2

The real step in buying a home means that you will need to get pre-approved for a home loan.
Pre-approval: Pre-approved home buyers have already taken the extra step of speaking with a mortgage specialist at their bank to actually understand their income-to-debt ratio, and to see how much of a home they *actually* qualify to buy, price wise. This means the bank will want to see evidence of your income, bills and debts (secured and unsecured debt), and how much money you have saved up to put down on the house, and will have signed paperwork stating you agree to the terms and loan fees. It is a process to buy a house, and this part is probably the most tedious and important.

STEP 3

Shopping for and buying your Cloverdale home. This is the fun part! Shopping for a home can be both exciting and tiring—it can go fast or slow, or be relaxed or full of tension, depending on the market at the time.
Is it a buyer’s market or a seller’s market? A buyer’s market is when the prices are lowest in the market cycle, and the seller’s market is when prices are higher. Since the housing market can fluctuate widely on the coast, and can take seven or so years to go from the lowest to the highest point, and back again (although over a long time prices rise regardless due to inflation or local market conditions such as foreign investment), then chances are you will simply buy a home whenever you need a house rather than calculating your purchase time that far ahead. So regardless of where the cycle is at, just be sure you know what is happening in the market you are currently buying in. Your real estate agent or broker can inform you about this.

Shopping for Cloverdale Houses

Here are some features and things to watch for when you shop for your home in or around Cloverdale:

Lighting and Windows:

Are your windows single pane, double pane/glazed or triple glazed? You will need at least double pane windows to save on utility bills from heat loss or gain. Do you want wide open spaces with lots of light in your house to entertain, or allow sunlight in for plants and natural daylighting? Or do you prefer dark and cozy for privacy, dens and home theatres, or gaming rooms?
Remember that southern windows allow for passive heating in winter (therefore reducing winter heating bills) and are great for growing plants that need sunlight. West windows tend to overheat in an already hot summer, east windows allow the first morning light in, and north windows are best for art studios where stable or indirect lighting is needed.

Kitchens and Bathrooms and Other Rooms:

Very often the two most important rooms in the house are not bedrooms, but usability or utility of the bathrooms and kitchens. The majority of people spend their time in the kitchen and eat-in dining area, and less time in other rooms (formal dining rooms tend to fall in last).
Although living rooms or great rooms are important, more time is actually spent in bedrooms—but remember, this is because you are sleeping away your time! Decide what you want in way of the rooms you spend most of your awake time in, what your lifestyle is like, and what you plan to do in these rooms.

Where do you spend most of your time now?

On a porch or in the yard or deck? Cooking or canning foods in the kitchen? Watching movies/TV the den, or other room? Choose your new home based on what your current habits are because it is likely those habits will continue.

New versus Old:

Is the home you are shopping for new or an older home? If new then you already have the peace of mind that everything should be in perfect order; however, with an older home things start to need maintenance or upgrades between 10-20 years of age, and more so on older homes.
Can you do the work yourself and save a few bucks, or will you need to hire a handyman, or if a bigger job, a licensed contractor to do the work? Sometimes used homes are already updated and this is a boon to the buyer. Sometimes you can save the time and trouble of spending $10,000 on upgrading an older house by buying one that is already upgraded yet only $10-15,000 higher in price.
Shop around and choose wisely and you will surely be content with your fine Cloverdale house in the end.
