Cloverdale condos are an excellent investment. The upkeep or maintenance on condominiums are lower than a single family home and so similar to an apartment or townhome, except that you are investing in owning a home of your own rather than wasting thousands of dollars on renting an apartment each month, year after year. Having equity in a home that you own is a wise investment, especially down the line. Prices keep going up all around Greater Vancouver, and getting in while Cloverdale—which is a suburb of Surrey—is still priced right is essential. What to Look for in Condos in Cloverdale:

Buying a condo can seem tedious or exasperating for some, yet for others it is very exciting with all the choices available to a potential new homeowner, plus knowing that there are expansion opportunities in many condos. There are a few things to watch for when searching for a condo…

Wear and Tear:

Unless you are buying a new condo you will want to watch for general wear and tear as well as outright damage. The present owner who is selling the condo many agree to a discount if your property inspector finds major issues that need to be fixed. Generally, this discount option is not typically available for standard wear and tear that occurs with daily living or use of the apartment.

Number of rooms:

Realize that bedrooms and dens are not the same thing. A bedroom will have a built-in closet associated with it, while a den will not (just walls and a door/window). However, dens can serve as extra bedrooms, especially if you place an armoire in the room to serve as a closet when there is none, which is easier than installing a new closet. Make sure the room is large enough to accommodate a large piece of furniture since an armoire can be sizeable.

Adding on or changing the floorplan in a condo:

Remember to ask your realtor, when shopping for condos, if the rules for the condominiums allow for building upgrades, extra bathrooms, or expanding a kitchen, etc. Some will allow it while others do not, or they may simply have restrictions on size or direction or just how much may be allowed for ad-ons. If the condo does not allow for an upgrade that you need, consider looking at a different condominium that does allow it.

Cloverdale Condos and Strata Fees:

Condominiums offer townhome style living, just without a garage. People that love apartment dwelling typically love condos because it saves them money and hassles. Many new homeowners need to understand what strata fees are, and how they work, and what they actually cover. The strata fees, also called condo fees or maintenance fees, are a monthly amount that you pay on top of the mortgage, which provides services to you, such as maintenance on the building, upkeep of the grounds, as well as amenities like a weight room, community centre, pool and/or hot tub, and so on.
Having strata fees is a little like insurance or a pre-paid plan for maintenance; for instance, if the entire condo needs a new roof, then it should come out of these strata fees rather than you having to come up with the money all at once. You can find out if the condos have plans in place for upcoming maintenance, and when their board meets, and what kinds of things the fees cover or plan for in the future.
Many condo owners like to become involved in the monthly strata meetings to keep on top of what is happening in their building, and to ensure their vote is used wisely for upcoming changes or how the money is spent. A good strata board will plan well for their condos to ensure the safety and continuity of the community that lives there.

Finding and living in a condo is a pretty simple process, but here are a few things to look for in the surrounding area of Cloverdale that you may want to consider, depending on what is important to you. Perhaps there are a few more things other than these that you might like to add to the list:

  • Nearby green space or nature preserve
  • Shopping centres
  • Bus routes or other public transportation
  • Golf course or country club
  • Public areas to exercise or fitness clubs
  • Local post office or other business you may use often
  • Hardware store if you plan to upgrade
  • Dog walking areas or other pet-friendly places
