First Time Home Buyer Grants, Rebates and Tax Exemptions
The BC and Canadian Governments offer a variety of perks for first time home buyers to help ease the financial burden.
To qualify for the First-Time Home Owner Tax Exemption you cannot have owned property from anywhere around the world and you must be a Permanent Resident of Canada or a Canadian Citizen, lived in the province of purchase for over 1 year, filed 2 Canadian Tax Returns within the last 6 years, and must immediately occupy the property for 1 year after purchase.
GRANT – A 25-year loan. For the first five year’s it is interest-free, so you basically get a down payment for free for five years in order to purchase a great news for first-time homebuyers!!! The maximum amount that they’re going to loan you is $37,500 or five percent total purchase price, and that purchase price has to be under $750,000. You still have to be approved like you would with any normal mortgage they’re just gonna help you with the deposit so long as you can get approved for a mortgage. Also, you have to have less than $150,000 of combined household income if you’re going to be purchasing with the Grant. You may not rent out the residence and has to be your permanent residence. If you sell the home within the 5 year period you are required to pay out the loan/grant in full upon completion of sale. You require at least 2.5% of the purchase price, however this can come from any source as previous such as Gift, RRSP, and savings. TIMELINE:
1. Apply for Pre-Approval with Mortgage Broker
2. Apply for Home Loan Program with Pre-Approval Letter (5 business days)
3. Make offer on Home.
4. Apply for approval with accepted offer (1-2 days)
5. Remove Subjects
6. Re-submit for final approval (14 days before completion)
7. Receive Loan with Mortgage!
