Poplar is the area of Abbotsford south of Highway 1 and North of the US Border, between Mt. Lehman and Sumas. Most real estate here has easy access to Highway 1 from both the Sumas and McCallum entrances. In fact you can find yourself downtown Vancouver in just a little over an hour on a good day. Being that gas and dairy are cheaper in the States you can save on your commute by making a quick trip across the Sumas Border Crossing to get some essentials. If you need to stock up on lots of groceries for the growing family there are also plenty of stores like Costco at 1127 Sumas Way for you to pick up the items you need.
